Start with what you know

Give the address, affected rooms, approximate depth and known source. Do not enter water or move electrical items to investigate an unsafe room.

Discuss the assessment

Explain access restrictions and who can approve work. Ask the contractor about availability, any assessment charge and the information needed to plan a visit.

Review the proposed work

Confirm the rooms covered, bulk pickup approach, price and exclusions. Ask whether moisture readings, drying equipment or return visits are part of the scope.

Agree the handover

Find out how remaining moisture and any recommended next steps will be communicated. Additional tasks should be explained before you authorize them.
